Mount Pleasant: Charleston's Fastest-Growing Commercial Market
Mount Pleasant has been the primary commercial growth vehicle for the greater Charleston metro for the past 15 years. The US-17 corridor from the Ravenel Bridge north toward the Town of Mount Pleasant's commercial core, the Coleman Boulevard and Mathis Ferry Road areas, and the newer retail and office development near Long Point Road represent the bulk of the commercial building stock. Unlike the historic peninsula, nearly all of this construction dates to the 1990s through the present, which means standard commercial construction methods, accessible ceiling plenums, data closets, and cable trays. Projects in Mount Pleasant run the way a conventional Metro Atlanta project would.
The exception is the older Shem Creek and Old Village areas near the waterfront, where smaller commercial buildings from the mid-20th century have been converted to restaurants, offices, and retail. These buildings are smaller in scope and easier to navigate than the Charleston Peninsula's historic structures, but they still lack the infrastructure pathways that newer construction provides.
