Duluth sits at the eastern anchor of the I-85 technology and distribution corridor, with a commercial building stock that is heavily weighted toward logistics, warehouse, and light-manufacturing facilities alongside a growing concentration of class-B office parks and the retail and medical development around the Sugarloaf Mills area. The warehouse and distribution facilities in Duluth, particularly those near the I-85 and Pleasant Hill Road interchange and along Buford Highway north of I-285, are a primary service market for us: large-footprint buildings with IP camera needs across loading docks and perimeter areas, fiber backbone requirements for long horizontal runs, and aging POTS-fed alarm infrastructure that needs to be replaced.
